Buying a home is a complex process. Let me pinpoint the most important steps leading to a stress free and enjoyable adventure. Remember, I will always be with you, one way or another…
First, you should find out how much you can afford and how much you are ready to spend. It depends on your income, credit score, interest rate and your down payment.
The next step would involve shopping for a loan. Do your home work and save, big time. It is worth mentioning that a lot of information on this subject you will be able to find in internet. Do not forget to negotiate the rate and terms. Get pre-approved and start feeling confident.
Find your real estate agent and compel a list of “have to” and “wish to” features of your home. Ask your agent about considered neighbourhoods, amenities etc. Please feel free to attack me with all kinds of questions! Do not forget to ask me about new homes – I know the turf!
As soon as you have found a home, discuss with your agent process of making an offer. Ask him about all available options for you as a buyer and the other party as a seller.
My advice would be as follows: make an offer conditional on financing arrangements (even if you are pre-approved) and home inspection, just to be on a safe side. It my help you not to step into total makeover as promoted on TV or as some people call it a total major repair mess.

Since the home insurance is compulsory in province of Ontario, you have to find a suitable insurer. Again, the Internet is an excellent source for it.
Before everything is ready to go, you need time to find another person involved in the transaction – real estate lawyer, who will be able to prepare proper documentation and provide you with closing cost ( appx. 1.5% of the selling price). You will meet the lawyer prior to closing date. Do not forget to read everything before signing final paperwork.
